DESIGN-BUILD
We can meet you where you are at any point of your project with our phased approach. We call this construction à la carte, designed to help you customize the services you need.

PHASE 1

  • • Develop comprehensive plan with owner to layout all phases of the project

    • Property assessment (identify constructability items that pose financial risk)

    • Due diligence for property purchase (assist with inspections and interpret findings)

    • Assist with design team procurement, i.e., architect, engineer, interior designer

PHASE 2

  • • Review existing documents

    • Conduct site visits

    • Create a constructability assessment of existing conditions

    • Help develop or verify the preliminary budget 

    • Establish lines of communication with the entire team. (We are the hub of the wheel)

PHASE 3

  • • For the schematic, we will begin to explore design options

    • Compile data and develop design details to identify the most critical elements

    • Develop a preliminary project schedule

  • • Meticulous and reciprocal review of construction documents between us and the design team

    • Verify the QUALITY and ACCURACY of the documents to minimize change orders

    • Identify any foreseeable large-cost or schedule-impact items

  • • Cost analysis based on provided construction documents

    • Implement our force ranking exercise to rank the importance of design elements against costs

    • Value engineer as needed to align design to budget
